The Uptown Whole Foods sold for over $31 million dollars. The store which is in the former streetcar barn on Magazine Street will still stay the same. The investor group, DK WFNO, LLC, of New York purchased the property from Arabella Station, LLC.
The sale is said to be one of the highest sales when it comes to pricing in New Orleans history. The sales includes a 30,000 square foot retail space that sits on a 1.65 acre lot. The reason they got a high price was due to the fact that Whole Foods signed another lease for an additional 15 years ontop of its oringinal 20 year lease.
“You have a long-term agreement with Whole Foods Market, which is owned by Amazon. That means you have a cash flow from one of the strongest tenants you can find,” said commercial real estate appraiser Baldwin Justice with the McEnery Co., who was familiar with the deal but not involved in it. “Investors are willing to pay a premium for that kind of tenant and that kind of lease.”
Another factor for the premium price is locatd which is close to Audubon Park. “It’s probably the strongest demographic in the city in terms of purchasing power and retail,” Justice said. “It’s like sitting on gold. You’re sitting on a great asset forever and in New Orleans, geography is limited.”
“Whole Foods isn’t going anywhere. That location is one of the best-performing Whole Foods stores in the country,” Reisig said.
